Two couples twice this year. Walking distance to Kona Port.
Great stay, convenient location, friendly staff, nice pool and great Oceon view!! Large rooms, very nice restaurant with reasonable prices, gift shop and local crafters set up to sell their handmade merchandise. We have stayed twice and will be going back.

Our experience was less than anticipated. The establishment, while advertised as a 'resort' is clearly an average establishment. The premium charge above the overpriced room rate for a 'resort' is unjustified. The restrurant closes early and we watched many patrons disappointed when they could not dine in the evening. The room accomodations were clean but dated for a premium priced establishment.

Location Can't Be Beat
Second time at this resort. Love the proximity to everything, especially the ocean right off our lanai. Rooms in the Bay Tower need an update, but it appears they're working towards that. Love the on-site laundry, pretty convenient. Restaurant and small store are steps away from every room. Parking is costly, but on-site and secure. We think if you're a paying guest, paying a nightly resort fee, you shouldn't to also pay for parking. The house keeping staff is into the details and care of the room. Our beds were a bit lumpy. We thought maybe they'll upgrade as they go. Best perk: AC works great. Our two room sinks backed up, maintenance people came right to the room to fix them. In two visits we only encountered one grumpy person, she was at the front desk. The staff are typically upbeat and welcoming.

Do not stay here
This place is outdated and overpriced. We booked what we was told was a renovated room but yet the room was dirty, outdated, and musty smelling. The carpet during our 5 night stay was never vacuumed. We paid extra for a corner suite and boy was that a mistake. The planters were empty and had weeds growing in the cracks. The building wall on our balcony was crumbling. They have drain vents that drip from the floors above onto the seating area. The restaurant onsite the service is HORRIBLE. We waited 20 minutes after placing our order and never got drinks much less food. The server was busy drying plates and talking to coworkers rather than taking care of her customers. The price you pay is not worth staying here and there are much nicer places on other places on the island.

Close to shops and restaurants!
We liked this hotel but had some minor inconveniences. I originally booked a renovation special over in the lagoon tower. Upon check in, I asked how much an upgrade would be and for $40 more they upgraded us to an ocean view room in the main building. I'm glad we did bc we could hear the work being done and see all the sawdust bring created at the lagoon tower. It looked kind of miserable. Our view was great and had a chance to see the luau performance too. Beds were again doubles, so on the small side. There was a fridge but no microwave. The pool was small but it wasn't crowded when we went. Had no problem getting chairs. Plus the pool towels were pretty nice and large. Only drawback was the lack of any coffee. The resort fee apparently covers wifi, pool, purified water stations every other for. But no free coffee. That would've been a nice touch. Hotel is on other wide of Ali'i drag and getting around was simple. Overall a nice stay.
