Great location but disappointed
Stayed here for 4 days, chosen partly as it had recently undergone a refurb ? The hotel is in a great location Great location but to the railway station and on the grand canal. The Welcome was good and first impressions ok. We had a room on the first floor on the corner of the hotel with views of the canal. Room was very warm and as it was out of season the air con was turned off? The manager provided a fan which helped. The room wasn’t overly clean as demonstrated by the dust and hairs on my socks. The worst issue was the damp smell from the bathroom, which probably explained why the extractor fan was left on by the cleaners and the plug in air fresheners in the room. I did complain to reception who said they would look into it but nobody came back to us The other issue we had with the room was whilst it had good views it was where the refuse boats loaded up in the morning from around 6 am so got a bit noisy. We ate in the restaurant the second night. My wife had the ravioli which was ok I chose the beef lasagna which consisted of five layers of pasta some bechamel sauce and very little beef. When I pointed this out it was suggested that this was how it should be? On a positive Breakfast is good with a wide choice available. All in all disappointed as it’s not cheap.

Handy to Train Station
The hotel was a short walk when we arrived in Venice, right on the grand canal. Our room was in the second building, very tiny, very pretty, with a view of the wall across the alley. But it was quiet, very clean and comfy, and served all of our needs. Breakfast was good. We didn’t find the room safe, but our friends told us afterward that it was in one of the armour “drawers.” The staff was very helpful. No complaints at all, I hope to go back.

Great location
This was our first place to stay after arriving on a long flight from the U.S. We shared a water taxi with 3 other couples that took us directly to the dock near the hotel - very convenient. Our room was ready when we checked in and we were happy to have a place to relax before heading out to explore the city. We were told when we checked in that breakfast each day would cost 60 euros/person, but if we signed up at check in it would only be 10 euro/person. Well of course we preferred the latter option. And their breakfast buffet was really good and substantial. Our room was OK; it was small and we had a view of an alley, but it was clean & the bed was comfortable. The best thing about this hotel is the location. In our short stay we walked everywhere (and with more time there we would have also used the vaporettos to explore even more of the area), and we were very close to the train station when it came time to depart and head to our cruise embarkation location in Trieste.

Very good hotel
The hotel was in a good position near to shops ,train station, &ferry boats all 5 mins walk. our room looked right on the canel as they upgraded us which was a nice surprise. The hotel was very good , the staff could not do enough for you, very helpful. The buffet breakfast was amazing the choice you had. Would definitely stay there again.

Good location and breakfast -- not much else
Great location, at the top of the Grand Canal, close to St Lucia train station, and close to water taxis to the airport. The room was very small and cramped. The bathroom was tinier than most European bathrooms. There was barely room to get into the shower. To get to the room from the lobby and restaurant you had to go outside, across an alley. (And it rained the whole time were were in Venice.) The breakfast buffet was nice, with good variety. However, the own dinner we ate at the hotel was awful. We actually went out to dinner again later that evening! We didn't interact with the staff much. When we did, they seemed more interested in staying at their computer stations than in talking with guests. It's tough to find decent rooms in Venice at an affordable price. But, we would try somewhere else next time.
